I showed property last week and the buyer came to my office after having previously calling our office. As it turned out he only wanted to see Lane Realty listings. It’s his opinion that I can’t know enough about the listings of other companies. So let me point just a few things that you might want to know.
First I bring 24 years of experience to the table. And as I drive around this lake, there is not a lot of property that I haven’t learned something about in the past 24 years. Very recently a buyer emailed me to ask of a property was short sale because it was listed for more than the previous purchase price. Not my listing so I’m fully within my legal rights to tell the buyer everything I know about the sellers motivation for selling at a price lower than their purchase price.
And what is the right price? Well I’m the broker on Lake Sinclair that I know of that believes in “market reports” and running comps for buyers. Buyer from other agencies I meet after their sale tell me the agent either didn’t represent them as a client or did and still didn’t provide any guidance on a purchase price. Just asked them what they wanted to offer. And while I don’t tell buyers what to offer, I certainly do provide them with comparable sales to help them reach a good decision about how much a home is worth.
How could going to the listing company only be bad? Well if you call the agent who lists the house they already have a client, that client is the seller. They are working to get every dime they can for the seller. They more you pay the better they get paid and the more money their seller gets. My objective as a buyer’s agent is to get YOU the buyer the best possible deal. Now that doesn’t mean I will tell you that a counter offer isn’t a good deal if I think it is in fact a good deal.
