If you are searching for a home on Lake Sinclair and have been you’ll be happy to know things have improved in the real estate market. No, the prices didn’t crash and I don’t expect that to happen. However, it’s less of a seller’s market and we are not currently seeing 5 to 15 offers on every new listing. It’s closer to a stable market with now 4 months of inventory on the market. While the days on the market still aren’t long, we certainly are also seeing it increase from 15 minutes to a few days for those properties priced right.
We’ve also seen 40 price reductions in the past 14 days and that means that sellers and some agents have figured out people aren’t paying crazy over list prices anymore. I personally expect flat prices for a time and modest if any value improvements until inflation is back under control.
When you are looking for property on Lake Sinclair or when you are selling property on Lake Sinclair it’s important to have the right agent working for you. There are some agents who because they own, or have a family member who owns a home on Lake Sinclair think they should list and sell property here, and frankly the law allows for it. I am licensed to sell in the entire state of Georgia, however I would NOT.
I would be doing a huge disservice to a client who wanted to by… say in the mountains of Helen. I’ve vacationed there, I know what’s close to great places to eat, can tell a quality built home and certainly could market it well…. but I don’t know the values, the current or past market trends. So when I have a friend who wants to buy or sell in some location beyond Lake Sinclair and it’s immediate surroundings I refer that business to the best agent for the client.
Sunset on Lake Sinclair
At Lane Realty there are currently just 5 of us, but we have a combined 110 years of experience in real estate and we’ve all lived locally between 22 and 57 years. We’ve all fished, boated, skied, and played on the lake. We’ve all lived on waterfront properties locally. This is the real estate we all know and love. This is kind of agent you should hire to help you sell or buy on Lake Sinclair.
Of course some of the other companies have similarly experienced agents. Lane Realty works with and trusts lots of other local agents and many are highly respected in the industry. However from time to time on social media I see people recommending agents that are not local to the area, don’t have a local offices and it really cracks me up. I certainly wouldn’t be the best agent to sell you a condo in downtown Atlanta or a beach house at Tybee and I wouldn’t suggest hiring an agent with another primary focus and area of expertise to be the one you hire to help you buy or sell on Lake Sinclair.
Lane Realty would be delighted to help serve your real estate needs. You can search for properties without any registration on one of our sites, but if you DO want email updates you can register to get them on our second website. We’re open about 355 days a year, we close for mother’s day, father’s day, Easter, and a couple of days for Thanksgiving, Christmas and New Years. But on holidays when you are off… and the lake in full swing we are working. You can call our office or any agent at our firm on their cell and get a timely response.
